Senior – Valuations - Real Estate Reviews (Real Estate, Hospitality & Construction)

EY is seeking a Valuation Professional to join its Assurance service line, specifically within the Audit Valuations Team. This role involves conducting comprehensive reviews and evaluations of real estate valuations for audit purposes. It presents an opportunity to grow within a leading firm through diverse engagements, mentoring, and continuous learning.

Key Responsibilities:

• Review valuation engagements for various types of real estate assets, including commercial, residential, hospitality and industrial properties.
• Conduct in-depth market research, analysis to check the reasonableness & accuracy of Client’s fair value in accordance with relevant accounting & valuation standards.
• Evaluate and analyze property cash flows, including rental income, operating expenses, and capital expenditures.
• Assess and document reasonableness of the valuation methodologies, including income, sales comparison, and cost approaches adopted by the Client.
• Develop and maintain valuation models to support valuation conclusions, utilizing advanced techniques and tools.
• Ensure compliance with accounting standards, including IFRS 13 and relevant local regulations.
• Communicate findings and recommendations effectively within the team and to the Audit team.
• Write detailed memos summarizing findings, methodologies, and conclusions from valuation engagements.
• Serve as a key member on engagements, responsible for detailed execution of valuation models and documentation of methodologies and results.
• Establish strong professional relationships with the involved stakeholders.
• Actively participate in process improvement initiatives to optimize workflows and enhance valuation efficiency.

Skills and Attributes to Success:

Technical Skills:

• Proficient in real estate valuation techniques and methodologies, including Market Approach (Sales Comparison method), Income Approach (profits method, income capitalisation methodand residual method) and Cost Approach.
• Understanding of real estate markets and investment analysis.
• Knowledge of accounting standards like IFRS 13 and local valuation regulations.
• Proficiency in real estate modeling, including Excel and relevant real estate analysis tools.
• Experience with data extraction and analysis using market research databases and platforms.

Soft Skills:

• Good written and verbal communication skills, with the ability to explain complex real estate concepts to non-technical stakeholders.
• Strong analytical and problem-solving capabilities.
• Ability to work collaboratively with cross-functional teams.

Qualifications:

• A graduate / postgraduate degree in Finance, Real Estate, Economics, Accounting (CA), or Business with 3+ years of relevant experience.
• Direct experience in real estate valuation techniques and methodologies within a valuation practice, advisory services, or real estate investment firm.
• Experience in financial modeling, with a focus on building models from scratch in MS Excel.
