The Strategy and Transactions (SaT) team of EY Cyprus is looking to recruit a Real Estate and Hospitality Senior to work with a high-performing, integrated team which focuses on transactions, providing advice in challenging and interesting projects. The Strategy and Transactions team guides clients to make better, more informed decisions as they buy, sell, separate, integrate, reshape, restructure or rethink their business strategy. We help our clients by providing advice on all aspects of transactions, from inception to execution and completion. 

Being one of the fastest growing and reputable teams in Cyprus, we remain at the forefront of all major transactions in the island, covering numerous market sectors. 

 

Strategy and Transactions offers a wide variety of services. The key competencies include, among others, the below: 

  • Lead advisory (M&A) 

  • Transaction Diligence 

  • Valuations, Modelling & Economics 

  • Restructuring 

  • Strategy 

 

Key responsibilities of the role: 

  • Conducting market research to support the development of market reports, feasibility studies, investment memorandums, valuation exercises, and strategy studies, as well as preparing and delivering client presentations and reports. 

  • Preparing and reviewing valuation models for various property types using methodologies such as the Income Approach (DCF), Comparable Sales, and Income Capitalization. 

  • Developing complex financial models for real estate, development, and hospitality projects, including sensitivity analysis and scenario planning. 

  • Assisting clients in acquisitions, disposals, and joint ventures by providing analytical and strategic support. 

  • Analyzing trends in the Cyprus and broader European real estate market, including supply, demand, and pricing dynamics. 

  • Contributing to the preparation of presentations, reports, and thought leadership pieces on real estate trends and market developments. 

  • Engaging with investors, developers, and financial institutions, while building and maintaining relationships with key stakeholders such as developers, government entities, and financial institutions. 

  • Supporting the team in identifying new business opportunities, responding to client inquiries, and preparing proposals. 

  • Mentoring junior team members and providing guidance on technical aspects of real estate valuation and transactions. 

  • Managing project timelines and ensuring deliverables meet client expectations and regulatory standards. 

  • Maintaining a strong understanding of local real estate framework (and comfortable with using the DLS data), regulations, zoning laws, and financial reporting requirements. 

 

 

To qualify for the role you must have: 

  • University degree in the field of Finance, Accounting, Mathematics, Engineering or related field 

  • 3-6 years of experience in a similar role; 

  • Strong understanding of both real estate and corporate finance. 

  • Ability to synthesize client information and understand key business drivers; 

  • Ability to work under strict deadlines 

  • Strong analytical, organizational, problem solving and critical thinking skills 

  • Effective written and verbal communication; 

  • Fluency in English. 

 

Ideally, you will also have: 

  • Qualification or in an advanced process of becoming qualified ACA, ACCA, CFA, RICS; 

  • Registered ETEK member 

  • Experience in a similar role 

  • Energetic, positive and team player; 

  • Flexible with a can-do attitude and a strong eye for detail.
