Staff – Real Estate, Hospitality & Construction (“RHC”) Valuation – Assurance – Ch1 Audit Valuation Support

 

Minimum 1 to 2 years of experience in Real Estate, Hospitality & Construction valuation performing valuation of real estate assets/investment properties for financial reporting purposes within the transaction advisory division of a Big-4 or Tier-1 audit or real estate consultancy firm.

 

 

Your key responsibilities

 

  • Review and analyse client’s real estate valuation reports and ensure that the fair valuation of investment properties and value in use of real estate assets are reasonable and comply with the relevant accounting standards (e.g., IAS 40, IAS 36 etc).
  • In-depth knowledge of all RHC Valuation methods: (a) Comparable approach (b) Income approach (including DCF and Residual Land Valuation) and (c) Cost approach
  • Evaluate the methodologies and assumptions used in the valuation of real estate, hospitality and construction with real estate market expertise preferably in Middle East & North Africa.
  • Collaborate with audit teams, EY audit clients and external specialists to identify and resolve any issues or discrepancies during real estate valuation reviews.
  • Communicate effectively with clients, audit teams, and external valuation specialists to gather necessary information and discuss findings related to RHC valuations.
  • Provide recommendations for adjustments to RHC valuations as required to align with accounting standards and audit requirements.
  • Financial analysis experience with the ability to link operational analysis to P&L, cash flow and balance sheet. Stay informed about changes in valuation techniques, market trends, and financial reporting standards that may impact RHC valuation reviews.
  • Draft high-quality engagement reports to represent the comparative analysis and findings of RHC valuation reviews.
  • Demonstrating in-depth technical capabilities and professional knowledge with good business sense, logical reasoning and should be able to conceptualize project storyboard.

  • Stay abreast of current business and economic developments relevant to the client's business
  • Develop/maintain productive working relationships with EY offices globally.

To qualify for the role, you must have:

 

  • Qualified ACCA/CFA/CPA/bachelor’s or master’s degree in business/finance/accounting with good academic background.
  • Minimum 1 - 2 years of relevant work experience performing real estate valuation.
  • Valuation experience with a Big-4/transaction advisory team in similar role or with a leading real estate valuation/consultancy firm or with leading real estate developer.
  • Member of Royal Institute of Chartered Surveyors will be an added advantage.
  • Strong valuation skills, exposure to real estate markets and knowledge of Accounting standards (IFRS)
  • Strong skills in MS Office applications (especially in Excel) and exposure to various analytics tools including Argus, Estate Mater, Spotfire, Tableau, Altryx is preferred.
  • Proficiency in financial modelling with excellent analytical, problem-solving, communication, interpersonal and leadership skills.
  • Detail-oriented with a commitment to high-quality work.
  • Good communication skills, interpersonal and client handling skills with the required aggression in a fast-paced competing environment.
  • Outstanding organizational skills, flexibility and ability to work under tight deadlines.
  • Willingness to learn, proactivity, openness to work in a multicultural environment.
